How to Avoid Fraudulent Vacation Rental Listings

Planning a vacation should be exciting—not stressful. Unfortunately, a few times each year, travelers arrive in Breckenridge only to discover that the vacation rental they thought they had booked either doesn’t exist or was never authorized by the owner. These situations are upsetting, expensive, and entirely avoidable with a little caution.

At The Village at Breckenridge, we want every guest to enjoy their stay from the moment they arrive. Understanding how rental scams work—and how to spot them—can help ensure your trip begins on the right foot.


A Quick Note About The Village at Breckenridge

The Village at Breckenridge is a large condominium complex located in the heart of downtown Breckenridge, right at the base of the Quicksilver Ski Lift. The property consists of 235 privately owned studio, one‑, two‑, and three‑bedroom condos spread across four buildings, each uniquely furnished by its owner.

Many owners rent their condos to visitors. Some do so directly through platforms like VRBO, Airbnb, or Craigslist, while others use professional rental management companies. Most legitimate owners and management companies associated with The Village at Breckenridge are listed on our official website under the Accommodations section.

It’s important to note that our Homeowners Association does not manage rentals, which means renters must be diligent about verifying who they are booking from.


Why Vacation Rental Scams Happen

When people are excited about a long‑awaited trip or they think they are getting an amazing deal, it’s easy to move quickly and overlook warning signs. In hindsight, most scam victims say the red flags were there—they just didn’t recognize them until it was too late.

The good news? Knowing what to look for dramatically reduces your risk.


Common Signs of a Fraudulent Vacation Rental

If you encounter one—or especially several—of these warning signs, proceed with caution.

1. The Deal Seems Too Good to Be True

Deep discounts during peak ski season or holidays are a major red flag. While legitimate deals do exist, unusually low pricing—especially for prime locations—often signals a scam.

2. Pressure to Pay in Untraceable Ways

Be wary if you’re asked to pay using:

  • Western Union or MoneyGram
  • Certified or personal checks
  • Wire transfers
  • Unknown or obscure payment websites

Safer payment methods include:

  • Payment escrow services provided by Airbnb, VRBO, or HomeAway
  • PayPal, where the payee can be verified

3. The “Owner” Won’t Speak on the Phone

Legitimate owners or rental agents should be willing—and able—to speak with you directly. Warning signs include:

  • Refusal to provide a phone number
  • Calls from blocked or constantly changing numbers
  • Communication only via messaging apps or email

If you can’t call them and have a real conversation, walk away.

4. Vague or Missing Location Details

A valid rental agent or owner can provide an exact address or clearly identifiable location. Use Google Maps or Bing Maps to confirm that:

  • The property exists
  • The description matches the location

Vague phrasing like “near Breckenridge” or “close to ski lifts” without specifics should raise concern.

5. No Reviews—or Suspicious Ones

Check reviews carefully:

  • Real listings on Airbnb, VRBO, or HomeAway accumulate reviews over time
  • Beware of listings where all reviews appear on the same date
  • Professional rental companies usually have reviews on Google, Yelp, or TripAdvisor

A complete lack of online presence is another red flag.

6. No Contract, Deposit, or Rental Agreement

Legitimate rentals typically involve:

  • A lease or rental agreement
  • A damage deposit or insurance
  • Clearly stated terms and conditions

Scammers usually want only a quick down payment sent by an untraceable method.

7. Missing or Incorrect Sales Tax

In most vacation destinations—including Breckenridge—lodging is subject to local and state taxes. A legitimate owner will either:

  • Include the tax in the quoted rate, or
  • Clearly add it as a separate line item

If the person doesn’t know the tax rate—or ignores it entirely—that’s a warning sign.

8. “Pay Now for an Extra Discount!”

Urgency is a classic scam tactic. Be especially cautious if:

  • You’re already getting a great deal, and
  • You’re offered an additional discount for paying immediately

Legitimate rentals don’t pressure you to rush payment.

9. Little or No Online or Social Media History

Ask for the owner’s or company’s name and do some research:

  • Check social media profiles
  • Look for business listings
  • Search for mentions outside the rental platform

Fraudsters usually have little to no digital footprint.

10. Poor Grammar and Spelling (for U.S. Listings)

While not foolproof, extremely poor English grammar or spelling in U.S.-based listings can be a warning sign, especially when combined with other red flags.

Scammers rely on excitement, urgency, and trust. Taking a few extra minutes to verify a listing, confirm payment methods, and research the owner can save you from losing thousands—and from having your vacation ruined before it even begins.

  • Verify the listing
  • Ask questions
  • Walk away if something feels off
