Introduction

WWW.RESVABHOA.COM, WWW.THEVILLAGEATBRECKENRIDGE.COM, WWW.VABHOA.COM and the Village smart phone app (the ‘Site’) are owned and operated by The Village at Breckenridge Homeowners Association. This Privacy Policy explains how we collect, use, store, and protect personal data provided by visitors, owners, and rental guests. Purpose

The purpose of this Privacy Policy is to inform users of: 1) The personal data we collect; 2) How we use collected data; 3) Who has access to the data; 4) Additional rights and responsibilities. This Policy applies in addition to the terms and conditions of the Site.

Personal Data We Collect

We may collect your name, email address, phone number, and unit/address information for the purposes of room reservations, reserving parking, amenity access, and use of recreational facilities. We do not collect payment information, photos, driver’s licenses, or other identifying information beyond what is necessary. We may also automatically collect non-personal technical data such as IP addresses, browser type, device information, and usage statistics for security and site performance.

Cookies and Tracking Technologies

We may use session cookies to support secure login and basic site functionality. We do not use advertising cookies or third‑party tracking technologies. Users can disable cookies through their browser settings; however, doing so may impact site performance.

Third-Party Service Providers

We may use third‑party vendors such as website hosts, IT providers, and email service platforms. These providers only receive the minimum data necessary and must follow strict confidentiality and security obligations.

User Accounts & Authentication

If the Site provides login accounts, passwords must be kept confidential by the user. We offer secure password reset options, and unauthorized access to accounts should be reported immediately.

User Responsibilities

Users are responsible for ensuring the accuracy of personal information provided to the Site, including unit numbers, stay dates, and contact details.

Links to Third-Party Sites

Our Site may contain links to external websites. We are not responsible for the privacy practices or content of these third‑party sites.

How Long We Store Personal Data

Guest / visitor user data is stored until the owner or guest leaves the property or until the reservation or amenity use for 180 days after the guest stay has concluded. Summary or aggregate information concerning stays and property usage may be stored for up to seven years, provided that all data retained is fully de‑identified and contains no information capable of uniquely identifying an individual. If individual data must be kept longer, users will be notified when required by law. Note that this retention policy applies only to the Village at Breckenridge Home Owners Association; it does not apply to rental and property managers. It also does not apply to Village at Breckenridge Owners and rental managers where information is retained about owners throughout their period of ownership and rental managers as long as the rental manager is affiliated with the Village at Breckenridge.

How We Protect Your Personal Data

We use industry-standard browser encryption, secure servers, firewalls, and role‑based access controls. Employees with access to data are bound by confidentiality agreements, and breaches of those agreements may result in termination. While we take reasonable precautions, no system is entirely risk‑free and we cannot guarantee absolute security.

Children

We do not knowingly collect personal data from children under 13. If such data is discovered, it will be deleted promptly. Parents or guardians may contact our privacy officer if they believe data has been collected from a child.

Do Not Track Signals

Our Site does not respond to Do Not Track (DNT) signals from browsers. However, no personal data is used for advertising or behavioral profiling.
