The Village at Breckenridge
Home Owners Association
Nestled at the base of Peak 9 in the heart of Breckenridge, Colorado, the Village at Breckenridge is a unique mountain community consisting of residential and commercial properties across five interconnected buildings. With its unparalleled ski-in/ski-out location, proximity to Main Street, and exceptional shared amenities, the Village has been a premier destination for owners, residents, and visitors for decades.
The Village at Breckenridge Homeowners Association (HOA) is dedicated to preserving and enhancing the value, safety, appearance, and functionality of the property for all owners. Our mission is to maintain the common elements and shared amenities while ensuring consistent standards throughout the community. The HOA is responsible for the operation, maintenance, and upkeep of the Village’s common facilities and infrastructure, including:
- Indoor and outdoor pool facilities
- Hot tubs, sauna, and steam rooms
- Leisure center, movie room, and game room
- Building access control systems and security cameras
- Parking garage maintenance and cleaning
- Elevators, lobbies, and common hallways
- Fire alarm monitoring, testing, and compliance
- Air handling, mechanical, and building systems
- Common area repairs, cleaning, landscaping, and appearance standards
Through responsible stewardship and long-term planning, the HOA works to provide a safe, welcoming, and well-maintained environment for owners, residents, and guests while protecting the Village’s investment and character.
Rental Responsibilities
The Village at Breckenridge HOA does not manage condominium rentals, reservations, guest services, or rental-related issues. Individual condominium owners may choose to work with third-party property management companies or manage their rentals independently. All rental operations, guest communications, housekeeping arrangements, check-in procedures, and reservation concerns are the responsibility of the individual owner or their designated rental manager.
For questions regarding a specific rental unit, guests should contact the owner or rental management company directly. HOA staff and Board members are unable to assist with rental reservations, cancellations, refunds, or guest accommodations.
Vail Resorts (Breckenridge Hospitality)
As one of Breckenridge’s premier ski-in/ski-out properties, The Village at Breckenridge has a close relationship with Vail Resorts and Breckenridge Hospitality due to its unique location at the base of Peak 9. Vail Resorts operates several services and facilities within the Village, contributing to the overall guest experience and vitality of the property.
Vail Resorts manages the Front Desk located in the Peak 9 Inn, which is available exclusively to guests staying in accommodations managed through Vail Resorts.
In addition, Vail Resorts operates the conference facilities and conference services located within the Peak 9 Inn, the convenience store, the Breck ticket office, Breck Ski School, and the Breck Sports retail and rental location on the Village Plaza. While these services are located within the Village, they are independently operated by Vail Resorts and are separate from the Village at Breckenridge Homeowners Association. The HOA and Vail Resorts work cooperatively to support the property and enhance the experience for owners and guests alike.
Direct-to-Owner and Small Rental Managers
We have a number of small rental managers and owners that rent direct through Airbnb, VRBO, and other platforms. You can find many of their listings on our Village Accommodations page. Neither the Village at Breckenridge management team nor the HOA Board of directors endorses any single management company. Management companies are required to be in compliance with all Town of Breckenridge, Summit County, and State of Colorado laws regarding taxation, safety, and occupancy but the Village at Breckenridge cannot warrant that at any given time a rental manager is in full compliance. Rental managers are responsible for guest behavior and ensuring guests are not in violation of Village house rules and policies.
Social Media and Committees
The Village at Breckenridge web site, Instagram, Facebook, Tripadvisor review page, Google Reviews page, and Yelp Reviews page are maintained by volunteers and owner committees. Posts, links, pictures, and comments there do not reflect the official stance of the Village at Breckenridge management team, the HOA Board, nor any rental management company.
